Bibera Group pursues strong investment opportunities across the nation analyzing real numbers. In order to provide our investors with sustainable cash flow and excellent equity upon disposition, we seek properties in emerging markets that meet our strict criteria.
MARKET CRITERIA
- Employment Growth
- Diverse Economy
- Population Growth
- Commercial Airport
- Deliveries and Building/Construction Permits
- Target property in the market’s Path of Progress
PROPERTY CRITERIA
- Multi-family properties
- Asset Type: B and C properties in A, B and C areas
- Property Vintage: built no earlier than 1980 (with exceptions if newly renovated)
- Occupancy: 80% or higher (specific exceptions for properties with lower occupancies are considered)
- Property Size: 20+ units
FINANCIAL CRITERIA
- Average Annual Returns of mid-teens or better
- Quarterly Cash on Cash Returns
- Value-Add Opportunity
- Below Market Rents
